Thriving Business located on edge of hugely popular Cornish tourist town of Padstow.

Padstow Laundry Services is an industrial Laundry services unit operating 52 weeks a year
on the outskirts of Padstow. Its customer base of approximately 200 is predominently from
within Padstow, though there are also customers slightly further afield.

The main property comprises a 500 square foot industrial unit, which is complemented by an
additional 220 square foot extension. In addition to the 2 main floor areas, there are 2
porta cabins, furnished out for holding of laundry.

Inside the main floor space is a small kitchen area and Toilet.

The sale also includes private parking facilities, laundry delivery van and a specially
designed computer program written specifically for the business to manage the monthly accounts.

The annual turnover of the business is approximately £150,000, however the proprietor expects
that this year, the turnover will be nearer £180,000.

The fully equipped premises include five industrial washing machines, four industrial
dryers and two 6 ft industrial ironing presses. The washing machines are all computerised
and were bought in 2003. reg services

The family run business began in 2000 and currently employs between 6 and upto 9 staff during main season.
There is a genuine
reason for sale, in that the proprietors wish to sell the business before the main summer
season of 2006 begins in anger as they wish to retire.

The business revenue is increasing annually, due to a seemingly never ending increase in
interest in the North Cornwall area, especially Padstow. Beginning in January 06 is a change in
regulation for all 3 star or above accomodation businesses, mandating that they must supply linen
(before did not have to). This will no doubt increase the turnover of the business as Guest houses
that did not before do this have to comply.

The proprietor has also informed me that the option of leasing is open for discussion. This information
has been requested of the estate agents, but they have yet to put it on the web-site.
